Effective June 21, 2026. These Terms govern your use of delphius.co, operated by Delphius Asset Management DBA Delphius.

Use of the site. You agree to use this website lawfully and not to misuse, disrupt, or attempt unauthorized access to it. Content is provided for general information about our hospitality offerings.

Bookings and payments. Stay reservations, availability, rates, taxes, and lodging payments are provided and governed by OwnerRez and the terms presented at the time of booking. Event and other non-lodging arrangements are confirmed in a separate proposal.

No warranty. The site is provided "as is" without warranties of any kind. We do not guarantee that content is complete, current, or error-free.

Limitation of liability. To the extent permitted by law, Delphius is not liable for indirect or consequential damages arising from use of the site.

Third-party services. The site may link to or rely on third-party services (such as OwnerRez); we are not responsible for their content or practices.

Governing law. These Terms are governed by the laws of the State of Florida.

Changes. We may update these Terms; the effective date above reflects the latest version.
